What is HOA management software?

HOA management software is a platform that helps a homeowner association (HOA) collect dues, track delinquencies, log violations, schedule meetings, share documents, and communicate with homeowners. NeighborhoodDues is HOA management software built specifically for self-managed HOAs — communities that run themselves without hiring a professional property management company.

What is a self-managed HOA?

A self-managed HOA is a homeowner association run directly by its elected volunteer board, with no outside property management company. The board collects dues, enforces CC&Rs, holds meetings, and handles community finances. Self-managed HOAs are common for small communities where management fees would consume a large share of dues.

How much does NeighborhoodDues cost?

NeighborhoodDues Starter is free for up to 20 homes. Growth is $29 per month for up to 75 homes. Pro is $79 per month for up to 250 homes. Enterprise pricing for 250+ home communities is available on request. None of the tiers charge a per-door fee.

Can homeowners pay HOA dues online?

Yes. On Growth and Pro plans, homeowners can pay HOA dues online by ACH bank transfer or by credit or debit card. Payments are processed by Stripe and post automatically to the homeowner ledger. Homeowners can also enroll in autopay to charge dues on the community due date each month.

How do automated late fees work?

A daily background job applies late fees to overdue invoices once the configurable grace period passes. Boards set a flat-fee or percentage-based late fee in community settings. Affected homeowners are notified by email and the late fee is recorded in the audit log. Boards can also trigger late fees manually.

Is NeighborhoodDues a property management company?

No. NeighborhoodDues is software, not a property management company. The board still makes all decisions and remains the legal manager of the HOA. NeighborhoodDues replaces the spreadsheets, paper checks, and email threads that boards typically use to run a self-managed HOA.

Does NeighborhoodDues work for condo associations and townhomes?

Yes. NeighborhoodDues works for any small to mid-size community association — single-family HOAs, condo associations (COAs), townhome associations, and POAs. The terminology in the app is HOA-oriented but the workflows apply equally well to condos and townhomes.

Where is HOA data stored?

NeighborhoodDues stores data in a managed PostgreSQL database hosted on Supabase, with files in AWS S3. The platform runs on Vercel. Data is encrypted in transit and at rest. Boards can export their full community data as CSV at any time from the dashboard.

What payment methods does NeighborhoodDues support?

Online payments accept ACH bank transfer and credit or debit card via Stripe. Boards can also record offline payments such as mailed checks and cash. Stripe Connect routes online payments directly to the HOA bank account.

Can the board choose who pays the transaction fee?

Yes. For each payment method (ACH and card), the board chooses whether the HOA absorbs the transaction fee or it appears as a disclosed convenience fee to the homeowner at checkout. This is configurable per community in settings.

Is there a contract or long-term commitment?

No. NeighborhoodDues is month-to-month with no contract. Annual billing is available at a discount (effectively two months free). You can upgrade, downgrade, or cancel from Settings → Billing at any time and your community data carries over.

How does NeighborhoodDues compare to per-door HOA software?

Most legacy HOA software charges $2 to $5 per door per month, which scales with community size whether or not the features are used. NeighborhoodDues charges a flat monthly subscription ($29 Growth, $79 Pro) regardless of home count within the tier limit. For a 75-home community, that is roughly $29/mo on NeighborhoodDues vs. $150 to $375/mo on per-door pricing.

What does the free Starter plan include?

Starter (free, up to 20 homes) includes the homeowner roster, document storage, meeting minutes, in-app announcements, and the ability to invite board members. Online dues collection, autopay, late fee automation, and bulk email are reserved for Growth and above. There is no credit card required and no expiring trial.

Does NeighborhoodDues handle violation tracking?

Yes. Boards can log violations with photo evidence, send warnings, assign follow-ups to board members, track status from open to resolved or dismissed, and email homeowners on each status change. A summary report shows violations by category and resolution rate.

How do I export HOA data from NeighborhoodDues?

CSV export is available for invoices, payments, and the member directory from the dashboard. PDF invoices and audit-ready financial reports are available on Growth and Pro plans respectively. Your community data belongs to you and can be exported at any time.
